Niverville residents will have to wait a while before town council decides on an application to re-zone a parcel of land from single residential to multi-residential. The land in question is located at the corner of 2nd Street South and Heritage Trail. It has 132 feet of frontage and is 154 feet deep.

This property had been rezoned as R3 from R1 back in 2012 but council voted earlier this month to change that back to R1 at the request of the developer who wanted out of the agreement.

Council held a public hearing Tuesday evening to give residents and the developer a chance to speak to the new application to return the property to R3 zoning.

Darrell Kehler lives next to that property and he spoke against the application listing 10 reasons for his stance. That list included concerns about higher density traffic, increased street parking, pedestrian safety concerns and loss of backyard privacy on surrounding residences.

Sewer and land drainage concerns were also raised along with increased noise and light pollution.

“We ask council to carefully consider the good of our community in this decision,” Kehler said. He also noted that these concerns are very similar to concerns he raised when the first application was made a few years ago to change the zoning to R3.

Council closed the public hearing and Mayor Myron Dyck informed those in attendance that a decision would be made at a later date.

The request passed first reading earlier this year.
