New sketches give detail on St Adolphe growth

The designers tasked with envisioning how St Adolphe can best utilize approximately 315 acres of additional dike-protected land have unveiled their most detailed concepts yet.
The rezoning plan, as crafted by Winnipeg-based Lombard North Group Ltd., provides a general map of how the first phase of the development, at the southern edge of the expansion, will appear. The focus is on building single-family residential lots (173 in total), two lots devoted for multi-family dwellings and a dedicated spot for commercial enterprise at the sure to be busy interaction of St Mary’s Road and St Adolphe Road.
Second reading for the plan was approved at a special council meeting Nov. 27.
David Palubeski, president of Lombard North Group Ltd., notes the RM of Ritchot expressed a desire for prominent commercial space in a community where businesses development has been lacking, thanks to its close proximity to Winnipeg.
“There’s a lack of land for development in the community—Main Street hasn’t flourished yet for commercial uses,” he said. “We’re anticipating that if the community doubles in size, there may be a desire for commercial lands.”
Multiple approval still need to take place before the dike expansion is given a green light. Palubeski is expecting significant progress to be made in the next two months.
