New subdivision planned for Grunthal

RM of Hanover council approved the rezoning of land in Grunthal for a newly planned subdivision.
Council rezoned 18 single family unit lots and part of two public reserves to create 12 duplex lots, one multi-unit lot for an apartment block or townhouses, and a park. A portion of Rosewood Road will be closed for the build. Kleefeld Developments and Southeast Ventures are joining forces for the build, which will be located along Redwing Trail and Rosewood Road north of the Co-op gas station.
“I guess what I really want is for people to see that Grunthal is experiencing the same kind of growth that the rest of the Southeast is experiencing. And so there’s opportunities there, and we’re grateful to be a part of it, helping to build a vibrant community,” said Abe Bergen of Kleefeld Developments.
Kleefeld Developments is building the Grunthal development in partnership with Southeast Ventures, which is located in Grunthal.
“They are highly motivated to build their own community as well, right? And so there’s an opportunity there. I think in the larger scheme of things, as the Southeast experiences a lot of population growth…into more outlying areas, and so I think Grunthal is benefiting from that. And…we’re seeing a growing interest in Grunthal as well,” said Bergen.
Bergen said there will be affordable housing in the development as the developers are keen to make that available to the public.
He also said the reason developers want to build multi-family lots is because it’s profitable and it “gets people into their own home quicker.”
“The other thing that I see is, with the duplex lots and the multi-family, what we’re seeing is smaller investors have the opportunity to build, you know, one, two, three, four duplexes rather than having to come up with a 100 units, they can build them two at a time. And so financially, it’s really good for the small investor,” said Bergen, who said it’s still too soon to put a dollar amount on the project.
He does expect to have the subdivision revision completed in the next couple of months with the groundbreaking to take place in the fall of 2026. He expects the project to take 18 months to two years to be completed once construction starts.
Bergen said what makes his build of multi-family units different from other multi-family builds is the Grunthal location and the high quality of the rental units.
“You know, Grunthal is an up-and-coming community. It has lots of services, and so for people to see that as an option I think is a really good thing,” he said.
While Kleefeld Developments has properties and developments in Kleefeld, it is also building in Landmark.
In 2025, Hanover reported new residential construction permits totaled 177 compared to last year’s 133, which equalled a permit value of about $73 million compared to $46 million in 2024. The number of dwelling units approved this year was 60 percent higher than last year with Grunthal sitting at 14 units, or $6.7 million.
