New Bothwell 56-lot subdivision with condos

A new 32-acre subdivision in New Bothwell with 56 lots got past second reading in Hanover council for the rezoning it needs to move forward.
The development owned by Jakie and Elizabeth Banman will include 32 single-family homes, 23 two-unit dwellings and one lot for multi-unit residential condominiums.
The condos are described as townhouse style and will be restricted to two stories. Manager of planning Jeremy Neufeld said parking requirements would also limit how many condos would be built. All multi-unit lots also require fencing.
There is another 19.3 acres left over for future development on the land that is in the process of changing from agriculture limited to residential. Hanover’s development plan does have this land designated for future housing.
The proposed subdivision includes two areas of public reserve totaling about one acre.
There may be a delay to the start of the project, with a concern from the Archaeological Assessment Services Unit of the Historic Resources Branch of Manitoba.
“The proposed subdivision is situated adjacent to the Klonsthal South Mennonite Cemetery, an early homestead cemetery without a clearly defined boundary,” read its report.
The Branch said it will work with the proponent to draw up terms of reference for the subdivision, but that extra time should be included for this in its timeline.
The vote for rezoning was unanimous.
